What size projects are you best at?
PSSI is best suited for structural and site concrete packages ranging from approximately $5 million to $50 million. Our capabilities are particularly well aligned with large, complex commercial, institutional, higher education, residential, public sector and specialty concrete projects throughout Southern California.
Do you perform structural, site concrete, or both?
Both. PSSI performs structural concrete and site concrete packages. Our structural concrete experience includes cast-in-place foundations, walls, columns, elevated slabs and other structural systems, as well as architectural concrete and complex multilevel structures.
We also provide comprehensive site concrete services that bring the same level of planning, craftsmanship and field execution we’re known for in structural concrete to the surrounding site. PSSI can deliver high-end architectural flatwork and walls while also excelling at the more production driven site concrete.
What scopes do you self-perform versus subcontract?
PSSI self-performs the primary concrete construction scope while subcontracting reinforcing steel and shotcrete. This allows PSSI to maintain direct control over critical concrete operations while coordinating reinforcing and specialty shotcrete scopes as part of the overall concrete package.
Which GCs do you work for repeatedly?
PSSI has established relationships with leading Southern California general contractors, including Clark Construction, R&S, Level 10, Balfour Beatty and C.W. Driver. Repeat work with sophisticated general contractors reflects our ability to perform on complex projects requiring strong preconstruction, coordination, safety, quality and schedule management.
Can you meet our schedule?
Schedule performance is one of PSSI's core strengths. We evaluate concrete sequencing, forming systems, manpower, pours, logistics and constructability during preconstruction so the concrete schedule is realistic before field operations begin. On schedule-driven projects, PSSI works closely with the GC to identify potential constraints early and develop a concrete execution plan around the project's critical path.
How strong is your estimating/preconstruction department?
Preconstruction and estimating are major strengths of PSSI. Our team provides detailed concrete estimating, constructability analysis, BIM coordination, schedule input, means-and-methods evaluation, cost analysis and value engineering. PSSI's estimating and operations teams can engage early with the GC and design team to identify opportunities and potential concrete-related risks before construction begins.
Can you provide early budgets and design-assist?
Yes. PSSI provides early conceptual and schematic concrete budgets, design-assist, constructability reviews and value engineering. We can evaluate structural systems, forming approaches, concrete means and methods, sequencing and other cost drivers as the design develops, giving owners and general contractors better cost and schedule information before drawings are complete.
What do you typically exclude from your concrete package?
Typical exclusions include dewatering, supply of embedded items, post-installed floor finishes and joint sealants. Exact inclusions and exclusions are clearly defined during estimating so the GC can identify scope gaps and coordinate responsibility between PSSI and adjacent trades.
Where do you see the biggest concrete cost/constructability risks?
Schedule is often the largest concrete cost and constructability risk. Concrete operations frequently affect the project's critical path, so forming cycles, reinforcing coordination, embeds, concrete placement, access, logistics, manpower and sequencing need to be evaluated early. PSSI focuses heavily on constructability and schedule planning during preconstruction to identify these risks before they become field problems.
What is your bonding capacity?
PSSI has bonding capacity of approximately $100 million, supporting our ability to pursue substantial structural concrete packages and large, complex projects throughout Southern California.
What geographic markets will you pursue?
PSSI pursues structural and site concrete opportunities throughout Southern California. Our primary focus is large and complex commercial, institutional, higher education, residential, public sector, federal/military and specialty concrete construction where PSSI's preconstruction and structural concrete expertise provide the greatest value.
Are you equipped for prevailing-wage/PLA/public work?
Yes. PSSI is equipped to perform prevailing-wage, Project Labor Agreement (PLA) and public-sector concrete work. Our experience includes higher education, public facilities, federal/state/military facilities and other projects requiring the labor, documentation, safety, coordination and compliance standards associated with public construction.
